What Sold in Lenawee County: October's Closings and What They Tell Us
2026-10-22 · Goedert Real Estate
We pulled the live numbers this week, not last quarter's recap. Here's what's actually happening in Lenawee County real estate as October winds down.
The headline numbers
- 47 closings so far in October
- Median sale price: $185,000
- Average days on market: 36
- 259 active listings, 44 pending
- 2.8 months of supply
- List-to-sale ratio: 100.0%
That 2.8 months of supply figure is the one to watch. Anywhere under 4-6 months generally reads as a seller's market, and we're well inside that. Homes that are priced right are still moving, and they're closing at full list price on average.
But the median moved — don't panic
October's median of $185K is lower than August's $236,950 and September's $237,000. Before you draw conclusions: October is a partial month with 47 closings against 108 and 103 in the two months prior. That's a smaller, different mix of homes. A month of mostly entry-level and small-town closings will drag the median down without anything actually getting cheaper.
September's $237,000 with 46 average DOM tells the more honest story: prices held, and homes were taking about a week longer to sell than in August (38 DOM).
What closed and what's pending
One closing we're proud of: 1719 Southgate Court in Adrian — congratulations to Gene and the buyers on a smooth close. And 328 Bristol Street in Adrian went pending this week after hitting the market at $84,900 for a 1-bed, 627 sqft home — proof that the entry price point has real demand.

- 121 Maple Street, Tecumseh — $209,900 · 3 bed / 1 bath, 1,660 sqft
- 2929 E Weston Road, Jasper — $219,900 · 4 bed / 1.5 bath, 2,050 sqft
- 301 W Silver Street, Reading — $144,900 · 5 bed / 1.5 bath, 2,114 sqft
- 10260 Fairway Drive, Jerome — $349,900 · 7 bed / 4 bath
- 10490 Lime Creek Road, Morenci — $169,900 · 3 bed / 1.5 bath, 1,435 sqft
Price movements
301 W Silver Street in Reading came down from $150,000 to $144,900 — a $5,100 trim in the first week. That's what a realistic adjustment looks like: not a slash, just a recognition of where the traffic is. If your home has been sitting with showings but no offers, that's usually the signal.
What this means if you're buying
With 2.8 months of supply and 44 homes pending, the well-priced properties are going. Waiting for a "better" listing that costs less is a strategy with an expiration date in this market. Get pre-approved, know your number, and be ready to move fast on the right house — because someone else will be.
What this means if you're selling
Thirty-six days on market is your competition benchmark, and 100% list-to-sale says buyers are paying asking price when the pricing is right. The sellers who are struggling right now aren't fighting the market — they're fighting their own list price. Price it where the comps say it should be and you'll be in the 36-day group, not the stale-listing group.
