Six New Listings, Two Closings — What a November Market Actually Looks Like in Lenawee County
2026-11-05 · Goedert Real Estate
November is the month where the Lenawee County market gets honest. Holiday traffic slows, the looky-loos disappear, and the people still shopping are serious. Here's what the last week of data actually shows.
The snapshot
- 255 active listings across the market, 45 pending
- Median list price: $232,000 · median $146/sqft
- Average 43 days on market — roughly 3 months of supply
- List-to-sale: 100% — homes are still selling right about where they're priced
- Price reduction rate: 36% — more than one in three listings has already adjusted
Our September and October trend lines tell the more interesting story: median closed price rose from $237,000 to $245,450 while days on market stretched from 46 to 49 and closings fell from 103 to 84. That's not a crashing market. That's a market where sellers are holding price and buyers are taking their time — and the ones who adjust first are the ones who close.
(The one soft number — November's $112,500 median — reflects only two closings and nine days on market so far this month. Ignore it; don't read a two-sale month as a trend.)
Six new listings this week
- 218 E Hunt Street, Adrian — 4 bed / 2 bath, 2,395 sqft, $99,900
- 13238 Lime Creek Road, Morenci — 3 bed / 1 bath, 1,954 sqft, $129,900
- 9200 Wolf Lake Road, Brooklyn — 4 bed / 2.5 bath, 2,551 sqft, $180,000
- 548 Budlong Street, Adrian — 4 bed / 2 bath, 2,368 sqft, $219,900
- 4123 Mann Drive, Concord — 3 bed / 2 bath, 1,665 sqft, $266,000
- 1842 Williamsburg Drive, Adrian — 4 bed / 2 bath, 2,454 sqft, $349,900
That's six new listings spanning $99,900 to $349,900 — an unusually wide range for a single week, and good news if you've been waiting for options at either end.
Two closings this week
- 200 Grove Street, Hudson — sold after repricing to $114,500
- 4152 Allen Road, Tecumseh — closed
Both closings deserve a closer look, because 200 Grove is the lesson of the week: it sold, and it sold after adjusting its price. Correct pricing isn't losing money — it's shortening the timeline.
What this means if you're selling
Four of our own listings took a price action last week. That mirrors the 36% market-wide reduction rate. So if you're sitting at 60+ days with no offer:
- Compare to what's selling now, not what sold in August. Two data points from the last two weeks beats a comp from spring.
- Adjust once, decisively. A $3,000 trim signals desperation without catching buyers. A real repositioning gets showings.
- Buyers in November are motivated. Someone touring your home between Thanksgiving and New Year has a reason to move. Don't assume the season is dead — it's just leaner.
What this means if you're buying
Forty-five pending sales against 255 active listings means inventory is moving, not piling up. But 43 days on market and a 36% reduction rate means negotiating room exists — especially on anything that's been listed since summer. Ask how long it's been on, ask whether the price has moved, and do the math on days-on-market before you make your first offer.
