Lenawee County Market Snapshot: Late August 2026

If you've been watching the Lenawee County market this summer, you've probably felt it: homes are selling fast, and prices keep climbing. Here's what the latest numbers say.

The headline numbers

  • Median home price: ~$230,000
  • Monthly medians trending up: June $222K → July $232K → August $249K
  • Active listings: 230
  • Pending sales: 52
  • Average days on market: 48
  • Months of supply: 2.5 (that's a seller's market)
  • List-to-sale ratio: 98% — homes are selling very close to asking
  • Median price per sq ft: $144

What this means

For buyers: 2.5 months of supply means competition is real. Homes that are priced right are going under contract quickly — the 48-day average hides the fact that the best properties move much faster. If you're serious about buying, being pre-approved and ready to move matters more than ever. Our advice: don't wait for the "perfect" listing, and don't lowball in a 98% list-to-sale market unless you have good reason.

For sellers: This is about as good as it gets. With only ~2.5 months of inventory and buyers competing, well-priced homes are selling near asking. That said, pricing still matters — a third of listings take at least one price adjustment before selling, so an honest, data-driven list price from day one is the fastest path to a sale.

  • 8430 Birch St, Taylor — 3 bed, ~2,158 sq ft — $234,900
