The broader picture still favors sellers, but with a caveat:
- 246 active listings and 41 pending — supply remains tight relative to demand.
- 45 days average on market, up from 38 days in August. Homes are taking a little longer to sell.
- 2.8 months of supply — still well below the 6-month line that marks a balanced market.
- List-to-sale ratio holding at 100% — well-priced homes are still fetching full asking price.
- Price-reduction activity is elevated (39% reduction rate), which tells us overpricing gets punished quickly in this market.
The takeaway: price it right the first time. Sellers who come to market with realistic pricing are still seeing strong results and full-price offers. Sellers who test a high number are the ones showing up in the price-drop column a few weeks later.
Buyers, meanwhile, should move with intent. With only 2.8 months of supply, the well-priced homes in your range won't sit long.
